6 Must-Haves In Your Modern Farmhouse

January 30, 2018

What do you get when you take a little bit of “rustic,” add a touch of industrial, and combine that with the sleek elegance of “modern?” Today’s latest design trend: The modern farmhouse. This interior design style is sophisticated, serene and inviting—giving homeowners the comfort to sit back and relax in their own homes.

Modern farmhouse design is similar to country style. However, country tends to lean a little towards kitschy, while farmhouse maintains a certain level of elegance. Country relies heavily on accessories and farmhouse takes a minimal approach.

In recent years, the modern farmhouse design has been popping up on the tree-lined streets of Central Ohio. The design concept even influenced our 2017 BIA Parade of Homes model, The Lauderdale. We have rounded up our list of “must-haves” to successfully incorporate the design style into your home.

MODERN FARMHOUSE SINK

The classic farmhouse sink is quickly replacing the stainless-steel double sink. With the rise in the desire for “all things farmhouse” this kitchen fixture is now almost a staple in today’s kitchens. The most common style is white ceramic with a single bowl; however, you can also opt for a more practical double-sink bowl.

WHITE CABINETS AND OPEN SHELVING

White cabinets provide quintessential farmhouse style and are the ultimate when it comes to giving a kitchen that farmhouse feel! Pair these with open shelves and your kitchen is set!

Wall-mounted shelves and doorless cabinets keep dishware and utensils easy to locate and grab. Traditional upper and lower banks of cabinetry can be reconfigured by removing some of the doors to create the look of open shelving.

A COZY FIREPLACE

In old farmhouse kitchens, the hearth served as a central gathering spot. Even if a working fireplace doesn’t fit in your current space, you can give the appearance with bricks around a section of the wall or mounting a mantelpiece and surround for decorative displays.

SHIPLAP

Joanna Gaines made it famous and no modern farmhouse is complete without it. Shiplap provides a rough, rustic look on walls, and sometimes can be found on cabinets and ceilings. The wood can be natural or stained, but most commonly shiplap is painted white or other contemporary colors (especially gray).

BARN DOORS

Replace interior doors and add some vintage charm with a barn door. These sliding doors provide separation and style to bathrooms, closets, bedrooms and more. Surprisingly versatile, barn doors are just rustic enough to highlight a vintage bookcase, but modern enough to accompany a mid-century console table.

GREEN ACCENTS

Keeping a neutral scheme throughout your modern farmhouse allows your greenery accents to pop in each room. Add life to your home with “living” wreaths, flowers and herbs. Popular farmhouse style plants include magnolia leaves, lavender and eucalyptus.

The key to achieving a classic farmhouse is comfort. Furniture and decor should invite you to sit down and relax, and nothing should look as though it’s too delicate to touch. Embrace tradition and surround your home with things that make your feel cozy.

Buying a home in Central Ohio is a major financial decision and long-term commitment, but it also offers significant financial advantages. Whether you're selecting one of our flexible floor plans or choosing a move-in ready home , homeownership provides value that grows over time. Predictable Monthly Payments One of the most valuable financial benefits of homeownership is stability. With a 30-year fixed-rate mortgage, your monthly housing payment remains consistent, helping you avoid unpredictable rent increases. This reliability makes it easier to plan ahead and stay on track financially. Build Equity and Grow Wealth Instead of paying rent without return, your monthly mortgage payments contribute to something you own. With every payment, you increase your ownership stake in the property and build equity. Over time, this equity can fund a renovation, support another investment, or contribute to long-term financial stability. Plan Ahead with Flexible Floor Plans Choosing a semi-custom home means designing your space to meet current and future needs. Trinity Homes offers open-concept layouts, adaptable bonus spaces, and smart square footage that grows with your lifestyle.
