The Impact of Intel on the Central Ohio Housing Market

Intel says the two semiconductor factories it plans to build in Licking County will employ about 3,000 workers when they open in 2025, with the potential of more if additional factories are built. In addition, the company estimates that 7,000 workers will be needed for the three-year construction project.
In addition, Intel estimates that its factories will result in 10,000 indirect jobs from suppliers and services that cater to the company and its workers. In the long run, in fact, the indirect jobs created by Intel may turn out to be more significant than the Intel jobs themselves on the area housing market. After all, you can’t create jobs without thinking about the homes and where those places people are going to live.
In a conversation with Justin Shear, Vice President of Sales for Trinity Homes, he noted, “The microchip project will change central Ohio forever in all aspects. Columbus homebuilders are going to be faced with immense pressure to keep up with the rising demand.”
It seems that some of the company’s employees and outside-of-Ohio real estate investors are not waiting for the facility to be operational in 2025. While available housing in the vicinity of Intel Corp.’s future development south of Johnstown and northeast of New Albany is already scarce, the demand is beginning to grow even more.
Local real estate agents say they are fielding calls from current Intel employees and investors from California, Oregon, and Arizona who are seeking homes right now. Justin notes, “We are currently making preparations now to take on an inevitable surge in new home clients relocating to Columbus as a result of the estimated 100 billion dollar facility.”

If a client is looking for a particular tile or fixture, I will most likely have it. And if I don’t have it readily available, I’ll find it! I have a large resource bank and am always happy to put it to good use.” Amber’s primary role in the Design Center is helping our clients navigate the many choices available to them, offering expert guidance on selections that feel chic and timeless while enhancing resale value.
